Nokomis sits just north of Venice along the Gulf, combining beachside properties near Casey Key with established inland neighborhoods and steady new residential development. The split matters: on the beach side, salt exposure and sandy substrate drive material and base decisions, while inland the work is more often straightforward driveway and patio replacement for homeowners upgrading aging concrete.
